We helped the buyer/teacher with a grant that went to pay for issues at the property. We dug deep on the inspection to solve issues to create a safe home for everyone living there. We inspired the other broker that the SELLER contributed to the buyer/teacher’s costs in a market like that we are experiencing in 2021. AMAZING: if we use our power to lift others…it can be noticed and replicated by others. I believe one of the reasons it that things can get messy and not turn out the way we thought they might. We always bring the receipts with anything we talk about in the form of real-life transactions: My development company recently purchased a condominium in the Denver metro area and remodeled it and resold it about a month ago. Once again…there was much more to the story that illustrates the definition of power. The Buyers were veterans who had been turned down again and again and again because nobody in the market likes to take VA loans because they are "difficult to deal with. "The property DID NOT appraise at contract value but $10k LESS than value. We accepted the offer since because we made the decision to do the right thing. AMAZING things happened post-closing and we may do future business together. Being an OWNER is a great responsibility, but it also creates an opportunity to influence others in way that creates winning outcomes for everyone that can change the world. Change your thinking. But there was much more to the story that illustrates the definition of power. We treated the Seller with respect, and she got what she wanted including price and terms. We helped the existing tenant move to a more desirable situation for her family. We educated the Buyer in the Powerful Homes principles and helped her remodel. The contractor (also in the program) contributed his skills to the remodel. The team member who coordinated the transactions solved issues in a calm manner. Being an OWNER is a great responsibility, but it also creates an opportunity to influence others in way that creates winning outcomes for everyone that can change the world. For today’s question, let me ask you, what does $100k look like to you? Is it your bitcoin account? A stock portfolio? Some precious art work? For half of all Americans today…that is the amount of their total net assets at the END of their lives. Sadly, the other half have nothing at that point. Here at Powerful Homes, we see real estate when we talk about financial resources specifically the EQUITY you have in a home. To illustrate this point, I would like to take you through a quick example of a property that I bought about 7 years ago in Aurora CO on Wabash Street. Buy price: $75k Remodel cost: $100k Sale price: $275k Today’s net value: $425k Total net equity: $250k There were lots of ups and downs alone the way to creating this value and I ended up selling the property during this process and DID NOT retain the equity in the property in this case. The big point is that there are many ways to invest including alternative investments like Bit Coin, NFTs and other more traditional opportunities like stocks, bonds and operating businesses. One thing that EVERYONE needs is a home and place to live long term. Why not own that place and over time…retain the equity that increases every year over the long term will provide massive resources that can change the entire trajectory of your life? At a very basic level, every business has elements of persuasion and negotiations…and real estate is no different. In fact, it is one of my favorite parts of the business but an aspect that makes many others uncomfortable since it has high levels of uncertainty combined with very high stakes. There are many theories about how to negotiate. Some say never to split the difference. Others believe you need to meet others where they are at and give them exactly what they need. There are countless approaches that may work in certain situations and in difference contexts but not many that work in every situation, every time. The Powerful Homes approach to negotiating any part of the business: buying / selling / vendor contracts / inspections all have the same approach: a growth mindset focused on building trust and a long-term relationship.Why? Many would say that it does not make sense to build for a future when there is only THIS transaction? In the world today, I believe this is a big mistake for two reasons: the first is that everything we do can be instantly broadcasted on 100s of platforms in seconds. The bigger reason is that in any flash moment it IS POSSIBLE to build a lifelong relationship if we come out it with the right mindset. A very common acronym that we’ve heard many times is CYA: a short phrase that means we should cover our butts at all costs. The entire process is controlled by the Buyer subject to series of contingencies and key moments in the transaction: inspection, title, appraisal and loan approval. One of the most important moments and the one we will review today is the property inspection. Today’s title is the TRUTH about property inspections because there are lots of industry norms that may not be the best and most effective way to create a win-win situation for everyone and - most importantly – an effective and empowering situation for buyers AND sellers.
